Why is the MLS (Multiple Listing Service) the most important tool to market and sell your home?

  1. It is the only place where a buyer can find every listed home for sale in one place. The Sunday Union Tribune shows only about 20% of the homes for sale. Other newsletters, flyers, signs, etc. show even less.
  2. It is the only place a buyer can search through all the listed property for sale and let a computer instantly select from the thousands of homes for sale with just those that match his price range, bedrooms, baths, location, lot size, RV parking, etc.
  3. It is the only place that a buyer can find all the pertinent information about a house in one place (Price, school districts, room sizes, lot size, pool, central air, view, etc.) as well as color pictures of each property.
  4. MLS rules require listings be placed on the MLS within 24 hours so a new listing shows up first on the MLS, giving buyers using the MLS first choice.
  5. MLS rules also require when an offer has been accepted on an active listing that it be removed from active status within 24 hours, so MLS buyers don’t waste time looking at homes that are no longer for sale.

Because the MLS is the most important tool to sell your home, doesn't’t it make sense that your listing on the MLS be the best possible?

It is very easy for an agent to tell you that they are the best, as anyone can say that they are the best. If they are required to give proof, few can back up their statements.

I encourage you to contact that agent you now believe to be the best and invite us both to sit down with you at the same time and make us prove to you which is the best.

At the bottom of this page you will find a link. By clicking on it you will go to a number of properties that I have recently listed. They will be the actual listings on the MLS. Scroll down and you will see the actual first page on each of them as they appear on the MLS.

If you scroll down you will see other listings
Click on the picture and you will be shown 8 more pictures of the property.

If you then click on any one of the 8 pictures it will make the image larger.

Next click on the blue link directly above the top left picture on the page with the 8 pictures. It will pull up a tour of the property.

After the tour is finished you can close the browser window.    

You can then go from the 8 pictures back to the start by using your browser's back button or click on the "Back to Detail Page" box.

You can then scroll to the next listing or can close the browser window      and go back to my web site.

Now that you have learned how to navigate the MLS listing data, I want you to go to my listings and see what mine look like. Then you can go on the MLS to compare the number of pictures and the quality of pictures to the listings of all the other agents.

How to access the MLS directly from my web site.

On my web site I offer anyone the ability to view any active listing in San Diego County giving you access to the property information, color photos of the property and the actual address of the property. So next time you see a property for sale you can go on my web site and know all about the property without having to call anyone. (Remember that only Active listings are shown and if the house is in escrow it will not show up)

Below, I will give you a little quick information on how to get into and search the MLS and when you get to the actual listings you will use the data navigation you just learned in the above paragraphs to extract extra pictures, tours, etc.

On the MLS Page you will do three things.

  • 1st, you will determine the type property you want to see. The default is a single family property. If you want another type of property you will need to click on the desired property type.
  • 2nd, you will go to either the map or the area section and click on it.
  • 3rd, you will click on continue.

 

When you come to the next page simply choose the zip code you want and put in price range and house features. Then click on "Search Now "
