Real Estate commissions are negotiable
and paying over 3% is outrageous
- One of my recent sales was for $955,000. The total commission the seller paid was $4,995. Had he paid a 6% commission his cost would have been $57,300 – I saved him $52,305.
- Sellers like my $4,995 flat fee listing. They get everything normally offered in a 6% listing: yard arm sign, color flyers, lock box, etc. Plus I add great narrated video tours and slide shows on the internet and on the MLS (Multiple Listing Service. Plus they get something few 6% listings can provide – Representation by a broker with 38 years experience handling every aspect of their transaction.
- My buyers are normally rebated back ½ of the buyer’s agent commission when they use me to purchase property. (This results in about $7,500 on a $500,000 home)
I can charge less and give more because:
- I am the broker. I do not have to split the commission you pay with a salesman.
- I am not part of a franchise where up to 10% of the gross commission goes to pay the franchise fee.
- I have operated out of my home office for over 30 years. Century 21, Prudential, etc. have large fancy offices. Their rent, equipment, utilities and staff are paid for by your commission payment. .
- Real Estate has turned hi-tech and I am a master at using it to market property, speed up transactions and save both of us time and money.
- I do almost everything in house, photography, graphics production, printing, etc.
My experience:
Don’t settle for less than one of the best handling your largest investment.
- A degree from the University of Northern Iowa in Marketing.
- Licensed and active in San Diego Real Estate since 1969.
- Century 21 got into the Real Estate business in 1971, ERA 1972, Re-Max in 1973, Keller Williams 1983, and Prudential in 1988.
- I also have 40 years as a licensed fire and casualty agent, fire and casualty broker, life and disability agent and 18 years and a NASD Registered Representative.
- I have never been involved in a lawsuit or had a complaint fired with the real estate commissioner, insurance commissioner or the NASD (National Association of Securities Dealers)
- I always do things right the first time. Neither my clients nor I want errors or problems.
License Type:
- California issues two real estate licenses a broker or a salesman.
- The holder of a salesman’s license has to be employed by and supervised by a licensed broker and can only transact business through that broker.
- Broker’s License requirements include 2 years experience. A salesman’s no experience. A brokers license 18 college level real estate class units a salesman only 3.
- I am a licensed Broker not just a Salesman.
If you use me you won’t get to:
Pay a commission for a broker and for a salesman – See a fancy office – Pay a franchise fee – Talk to a secretary as I take all my calls personally – Be turned over to an assistant when you need help or get to pay 6%.
